Steel Storage was contracted to design and construct a “state of the art” four level self-storage facility just off but highly visible from the busy Gold Coast Highway. The scope including unique building aesthetics, maximum site utilization, easy and convenient access, optimal unit layout and mix plus industry leading site security. During the design process operational efficiencies and the customer experience were paramount and addressed as follows.

  • Site Area – 4,243M2
  • Building Footprint – 2,282M2
  • Gross Floor Area – 8,012M2
  • Net Lettable Area – 5,672M2
  • Number of Units – 561

Reducing Operational costs

  • Solar Panel energy (30kw) reduces operational costs and provides insurances against future energy costs.
  • Insomniac Automated check-in is a 24 /7 sales and check-in point which allows round the clock sales plus enables busy staff to redirect customers to the terminal to make payments and bookings.
  • Minimal down pipes ensures fewer problems at ground level from storm water.
  • Kingspan wall cladding improves the insulation to northern and western walls.
  • LED lighting to all heavy use areas with low energy fluorescent to storage areas.
  • Mechanical free ventilation and installation of whirly birds reduces the facilities power usage.

Improving customer experience

  • Provision of WIFI and hot desk for customer use.
  • No grade C units. Through optimal positioning of lifts each customer can reach their unit quickly.
  • Fast lifts with automatic doors. Maximum travel time 40 seconds.
  • The drive through design provides a covered loading and unloading area so customer do not need to be concerned or inhabited by weather conditions.
  • LED lighting in the drive thru enhances the areas functionality.
  • Display units in the showroom help explain unit sizes and ensures an improved selection process.

Design Appeal

  • Charcoal coloured soffits in the drive thru helps maintain the look and style of the facility while not highlighting any dust build up.
  • Horizontal cladding and colour cladding provide architecturally pleasing look and help blend facility into domestic landscape.
  • Kingspan cladding provides a more pleasing visual appearance than standard cladding.
  • High visibility display windows for generating awareness of facility offerings.
  • Black concrete rather than standard ensures unwanted ground marking are minimized and there is zero glare for the security cameras.
  • Minimal down pipes gives the facility a cleaner, more attractive look.
